CONDITIONS OF HIRE
The booking Contract will be made between the holiday-maker and the property owners; Mark and Victoria Butcher (hereafter called the “ Owner ”).
The following booking conditions form the booking contract.
· For bookings please telephone 01407 730857 stating the dates of your holiday. A provisional booking will be made and held for 5 days and confirmed on receipt of a signed booking form and deposit of 1/3 rd of the total cost of the holiday or full rental due. Once a booking is confirmed the holidaymaker is liable for the whole amount of the balance of the cost of the holiday. This is 42 days before the date of arrival.
· The Owner must be notified immediately of any cancellation, and this must be confirmed in writing. The Owner will endeavour to re-let the accommodation and if successful all money paid, less the deposit, will be refunded.
· It is strongly recommended that Holiday Insurance to cover all risks, including cancellation, is taken out by the holidaymaker.
· Bookings are from Saturday to Saturday.
· The property will be available at 4pm on the day of arrival and should be vacated by 10 am on the day of departure.
· No more than 4 people and a baby can occupy each property. The Owner reserves the right to refuse entry to a party larger than this.
· No pets are accepted.
· Holidaymakers are asked to take care of the property, its furniture and fittings and leave it as clean and tidy as on arrival.
· All breakages and damage must be reported to the Owner, who has the right to request payment to cover the cost of repair or replacement.
· The Owner has taken care to ensure that the property and its contents are safe and in good order. The use of the amenities and the property is entirely at the users risk and the Owner will not accept responsibility for injury to holidaymakers or third parties or loss or damage to their belongings, cars, contents or personal possessions.
· Every effort has been made to ensure that all property description is as accurate as possible. No liability is accepted for discrepancies or small changes that have been made.
· Holidaymakers who make a reservation undertake to comply with the Conditions of Hire.

Electricity is charged at the current domestic rate by meter reading at the end of each let.
A duvet and 2 pillows per person with bed linen are provided. Extra blankets are available.
Linen for cots, towels and tea towels are NOT provided.
Both properties have a cooker, microwave, refrigerator, electric kettle, toaster, iron and ironing board and sufficient crockery, cutlery, glasses, saucepans and utensils for 4 people.
The seafood restaurant mentioned in the brochure is only open from mid February to the end of October.
If arriving after dark, it is advisable to bring a torch, especially if staying in the Front Wing.
DIRECTIONS TO PEN Y GRAIG, CHURCH BAY, ANGLESEY.
Take the A55 across Anglesey to Holyhead. After crossing the Britannia Bridge the rest of your journey will take 30-45 minutes.
After 17 miles turn off at Exit no. 3 for Y Fali / Valley / A5.
Follow the signs along the A5 to Y Fali / Valley.
At the traffic lights in Valley turn right on to the A5025 towards Amlwch. (if you need groceries, turn left here for a 24 hour Spar.)
Carry on for 6 miles. You will come to Llanfaethlu.
IT IS NOW POSSIBLE TO GO EITHER OF TWO WAYS.
First Way.
Take the first left turn to Church Bay / Porth Swtan, on a tight right hand bend.
Go straight up the hill through the village (don't turn off for 2.8 miles) and down the hill towards the sea.
The road will go straight between a farmhouse and its outbuildings and then bare right. The sea will be on your left.
Carry on following this road.
Don't take the left turn to Church Bay/Porth Swtan/Parking & Tiolets.
Carry on for 1/3rd mile.
As you come up the hill, Pen y Graig is the large farmhouse on the left below the church.
If you pass the Church Bay Inn on your right - you have gone too far!!
Second Way
After ½ mile take the left turn to Rhydwyn 1, Porth Swtan/Church Bay 2. You are now 1.7 miles from Pen y Graig.
Go straight through Rhydwyn.
Continue on, bearing left at each junction. You will pass the Church Bay Inn on your left.
Here the road bears left and Pen y Graig is the large farmhouse on the right, below the church, as you start to go down the hill.
